biggrin Me & husband are planing to buy house .. kami masih tgh survey2 lagie nie .. Since our wed hingga hari ini kami masih lagie merupakan penyewa ... Insyallah dlm 2 years akan dtg kami bercadang nk beli our own house ... tapi bagus jugak planning awal2 kan ... apa salahnya smile.. lagie lah dgn ekonomi skrg nie .. kena merancang betul2 kewangan masa hadapan ... we plan nak beli rumah yg biasa2 jer .. bknlah rumah yg di luar kemampuan kami ... sebagai permulaan, apartment or kondo pun dah cukup bagus .. jadi tempat kami sekeluarga berteduh .. buat apa nk beli rumah yg gah rupanya tapi kemudian hari nanti diri sendiri yg merana nk membayarnya ... kan parah tue idea

hi diana..
my hubby ada beli rumah dkt seksyen u5 shah alam.. tp masa tu sbelum kahwen dgn maria lg..
masa tu harga rumah murah. tp penat jugak proses turun naik bank, gi sana sini.. dia ckp letih sgt, n leceh jugak..
tp skrg ni kitorg duduk dkt kajang. rumah kat subang tu kakak hubby sewa.
mungkin dah stable skit lg kami ingat nak beli rumah dkt bangi area.. kalau kakak dia jadi nak pindahmilik rumah subang tu.. xpun hubby nak buat sewa je rmh tu..
belila rumah cpt2, cepat skit loan abis kan..

yg penting cukup duit ..nk bayo 10% dan duit lawyers..bank yg law interest ..hanya satu saja kt klcc...beli umah rm 120,000 bulan bayo rm640 jer termasuk insurans umah ..hahahahaha..luper nama bank tu ....kawsan tu mesti kawasan membangun dan bukan tanah rendah ...sekian ...hahahaa

area meru/kapar/kuala s'gor mmg murah gler... tp jauh gler tuhhhh...ermm, takpe la diana, janji umah kiter sendiri...lon term investment...bak kater org, rega rumah makin lamer makin melambung naik, tp kalu kete...tk smpi ati nk tolak kedai kalu dah 3, 4 tahun pakai tu.

diana..cari rumah kat mana ye..cam eila dok apartment kat kajang..mmg berbaloiler harga rumah below 150K..kawasan bandar lagi senang..highway depan umah je..segala keperluan asas senang nak dapat...sebelah apartment eila ade developer buat yang baru..kalo nak..eila leh bg pemplet die..bg diana tgk...

mmg betul kalau nak beli rumah kena fikir dengan semasak-masaknya...lebih2 lagi soal harga, lokasi, byran bulanan & etc.

Mcm akak dan hasben..kitorang dapat buat loan 100% sbb kami both keja kat BNM. Tu yg lega sikit sbb kami byr downpayment 1% aje..interest bank pun cuma 2% aje.

kalau amik ngan commercial bank mmg tak mampu la...

After this, Diana masuk website real estate leh la start survey rumah dan area mana. Akak dulu pun camtu...
kalau diikutkan...tak plan pun nak beli rumah lagi..segala2nya dtg tanpa di rancang...

mcm hubby & suzi amik loan from CIMB... senang... apply then terus approve

memang byk keje... lagi pula kami beli rumah 2nd hand. Rumah kami tuh RM78K... amik loan RM60K je... campur MRTA seme sekali RM62K untuk 20 tahun.

kalau nak suzi boleh bagi no. phone officer CIMB tuh...

Betul Diana... before akak decide nak beli rumah yg skrang ni..akak ada call agen..harga dia mak aiii..dah lah kecik dr rumah skrang pastu harga je dah 350k ++ ke atas..payah nak cari below dari tu...
At last, entah cemana, gi Jusco, ada developer bukak booth, edarkan pamplet, tengok2 area Cheras/Kajang, pastu kami pun pegilah survey kawasan rumah tu. Fyi, akak beli rumah yang dah siap. Kebetulan ada unit2 yg belum sold out. Disebabkan tak nak tunggu lama, tu yg akak beli rumah yg dah siap..kalau rumah baru nak pacak tiang ni..makan masa nak siap pastu, kadang tu ada kes projek terbengkalai..tu yg risau sgt tu...
Slow n steady tau..jgn terburu2 bila buat keputusan utk beli rumah.

diana, tetty beli melalui agen...ok jerlah tapi kenalah yg berdaftar k...agen ni hanya ambik duit dr owner yg dulu aja..bukan dr pihak kita ...jgn sgt dengar kata2 org pasal agent ..ader yg ok ..ader yg tak..kita pandai pilih la...shah alam ni berlambak perumahan baru ..moh loh cari ...hehehehhe

diana..alhamdulillah..sebulan je shu n hubby kawin..we all nak survey nak beli rumah..kami rajin g exhibition jual rumah..g cari construction2 yg tgh buat rumah..tgk showroom..tp hubby shu mmg x mau beli rumah outside KL..so yg rumah kat KL ni byk kondo n apartment..so kami start beli kondo dulu..shu guna staff rate..hehe sbb keje kat cimb kan..bulan 3 lepas shu dh dapat kunci..skrg plan nak wat grill..tips dr shu..cari developer yg bleh dipercayai..so shu beli kondo mase dorang blom start launching lagi..dpt la murah..caya x..shu beli kondo rm175k with 1280sf..parking free..skrg kondo yg shu beli dh jadi rm230k..sib baik beli awal..

napa diana tak wat loan gomen? Rasanya interest gomen lg best dr bank. Jangka masa pun maybe bank lbh pjg walopun bulanan sama byk.

beli umah...?? huhuhu..satu process yang cukup pening kepala... maybe sebab saya suami isteri bekerja sendiri dan takde payslip gaji... so byklah bank yang takmo bagi pinjam duit kat kitorg nih... huk!! setelah almost 3 month apply sane sini..akhirnyer approve gak loan rumah dgn bank muamalat..itu pon 85% sahaja... baki tuh kene lah tambah masa byr deposit 10% rumah nanti. puas gak lah bank interview hubby..gi check kedai saya dan hubby..amik gambar..mintak statement bank 6 bulan terkini..statement akaun kedai lah itu ini...tapi semua lah alhamdulillah..semua nyer dah settle... dah sign agreement n our dream house pon under construction dah skrg..insya allah tgh tahun depan siap la...skrg tinggal nak kumpul duit utk deposit 15% tuh je...

diana..klu nk beli umah mmg btl kena plan awal2,maklumla skrg ni dgn keadaan ekonomi yg cmni dgn smue brg yg mhl..kena pndi manage duit,skrg ni sy dh beli low cost, tp tu la nk jugak try beli lg st umah dgn gov loan, insyALLAH, procedure mmg rumit, tmbh plak klu kite xbrape phm, so kenala ati2..bijak membeli menag memakai..hehe..good luck tau

nk tmbh apa yg d komen kengkawan kat cni...

wpon developer tampal besaq2 'free legal fees' tp 2 je la yg free...
pas2 ada byk g dokumen kena deal dgn lawyer.. kena byr sendiri gak...
mcm lia.. kena dekat 4k++ la utk bayaran guaman.. tp xingt bayaran utk dokumen apa he3...

kesimpulan nyer... mmg kana ada savings gak utk benda2 terkejut nih..

Hi Diana,

Tgh cari umah yer. Act Fin baru settle beli 2nd hse. 1st hse kitorg beli 2nd hand apartment masa lepas tunang cz family advise better beli umah byr bln2 loan instead byr bln2 sewa lepas kawen nnt. Masa tu both FAMA sponsor 10% deposit lah kan sbb kitorg epf pun skit sgt n saving pun takde.

2nd hse plak kan kitorg survey lebih 3bln pastu every weekend spend jln2 cari new housing area cz nak umah baru and pegi sume property expo. Umah mahal kan tu yg survey puas2 cz takmo nyesal nnt. House is act the most expensive item we ever bought lah kan. Alhamdulillah kitorg berjaya jumpa umah dgn ciri2 yg kitorg nak (good area & facilities, cukup besar, preferably ada saperate room for guest & maid kat bwh, wet & dry kitchen, polished tiles & most important thing is affordable). Now dah settle n bayar progress fees jelah.

Tips on loan plak kan. Try apply loan lebih dari satu n lepas lulus 1 loan je kan insyaAllah senang lulus loan lain. Pastu compare n BARGAIN. Kitorg dpt interest minus 2% BLR, 95% loan and 40yrs kot. Tapi ada rezeki lebih ofkos lah nak settlekan cepat nnt. Kena bargain ckp lah bank ni bg offer camni so you nak offer apa yg better so that kita bleh pilih you, kan?

Oh yes psl MRTA plak kan dia 5% dr price umah. Correct me if I'm wrong here k. Mcm kitorg tak amik MRTA dlm loan since 5% byk tu. Kitorg prefer amik 5% extra hse loan so 95% hse loan instead of 90% hse loan and another extra 5% MRTA. Saper bleh bayar cash lain citer. Kitorg nak 95% hse loan sbb nak bayar cash 5% deposit which is RM23k.

So kitorg prefer amik life insurance yg cover price umah sbb 1st - kalo MRTA kita bayar extra nnt kita tak dpt blk duit tu. 2nd - Kalo amik life insurance yg dpt cover price umah bleh convert into saving insurance kan so nnt at certain period kita dpt blk duit tu. Which is untung lah kan.

But I dont know lain org lain pendapat n lain budget.
